Concept design that attracts tenants
The opportunity was there. The location was ideal. Right off a major interstate and minutes from St. Paul and Minneapolis. The only problem? The site had been vacated by the previous tenant and left empty for 10 years. It needed a developer with a plan and an architect to design it. RSP was chosen for the job because we understand the market – shopping habits are changing. Customers are seeking diverse services all in one place and mixed-use developments need to adapt to survive.
RSP designed CityPlace with all of these things in mind. Now, the development truly offers a mixed-use experience – with a Whole Foods Market, TRIA Orthopedic Center and Office Building, SPIRE Credit Union, a 116-room hotel and Nordstrom Rack among others major restaurants and retailers. Comfortable pathways connect all of these elements together welcoming pedestrians and bikers. Though, no parking spot is more than 150’ from any store front – a benefit for shoppers wanting to get in and out quickly. The client’s vision was to create an attractive multi-purpose destination.
RSP, in turn, designed striking storefronts with tall-expanses of glass to create an urban aesthetic. Dynamic signage is purposefully offset to create contemporary layered texture, also allowing shoppers to see their favorite retail brands, from a variety of angles. Custom cut stone with inlaid LED lighting bring buildings to life for a shopping experience that can extend past sundown. And the once desolate has been brought back to life. Tenants were attracted to its exceptional location and master plan. Patrons will be attracted to its eclectic offerings and ease of use.
