A Revolutionary Addition to the Innovation Corridor
RSP has collaborated with Wentworth Property Company to create Rio Yards, a cutting-edge creative district within the larger Novus Innovation Corridor, strategically positioned near Arizona State University’s Tempe campus. Embracing the industrial vibe of the area, featuring high-voltage towers and a power plant, Rio Yards will support 500,000 SF of creative office space, tailored for discerning blue-chip and high-tech tenants. Phase 1, which includes an RSP-designed 159,000-SF Class-A office building and a convenient parking garage, is already a reality, setting the stage for exciting subsequent phases.
The office building’s east-west orientation and glass heights are strategically designed to bring natural daylight deep into the floorplate. Shading strategies mitigate solar heat gain, ensuring a comfortable and sustainable work environment even in the harsh desert climate. The architectural design pays homage to Tempe’s heritage, blending modern aesthetics with nods to the city’s industrial roots. The exterior brick is carried into the light-filled lobby. Visitors and tenants are welcomed by an impressive stair, encouraging short bouts of health-enhancing physical activity throughout the day. Catalyzing connectivity between floors, the stair is highlighted by a striking atrium with a skylight that allows daylight further into the space. The team added a raked plaster feature wall to give the stair full prominence and enhance the building’s industrial feel.
The team also integrated landscaping by TRUEFORM Landscape Architecture Studio into the design, creating meaningful connections to outdoor spaces. The outdoor plaza serves as a centerpiece, offering flexibility for events, while lit paths encourage various activities along its edges.
The complete modern warehouse district will comprise three office buildings, three parking garages, and a spacious shared amenity building. Future possibilities include activated bridges connecting the buildings, fostering a dynamic and interconnected workspace. Arizona State University is a key player in the Novus Innovation Corridor, a public/private partnership with Catellus Development Corporation. The collaborative effort aims to attract future leaders, foster economic growth, and enrich the already vibrant community in Tempe.
