A Headquarters Cultivating Community
The new Sprouts Headquarters in North Phoenix began with a bold idea: a corporate campus can shape the culture of an entire neighborhood. Designed by RSP as a build-to-suit mixed-use environment, the 180,000-SF development brings together a four-story office building, a flagship grocery store, a test kitchen, a merchandising lab, and a Press Coffee shop within a walkable, highly programmed site. At its center, a generous public plaza links each component and connects to a future dual-brand hotel next door, positioning the campus as both workplace and civic anchor. Food trucks, live music, and community events activate the space, while one of the largest urban gardens in the state reinforces the brand’s longstanding commitment to food education and local schools.
The design concept draws inspiration from farming and foraging, translating the linear rhythms of agriculture into an urban architectural language. Shading structures, planting strategies, and material selections reflect this theme across the site. The flagship grocery store, developed in collaboration with Cuhaci Peterson, captures the tactile energy of a farmers’ market through natural light and warm, textured materials. Inside the office building, RSP reimagined the Sprouts workplace to support connection and innovation. A double-height town hall links directly to the lobby, a visible test kitchen showcases product development, and the Merchandising Innovation Retail Center allows teams to prototype and refine in a full-scale, brand-aligned environment.
Sustainable Strategies
Sustainability strategies are embedded at every level. Building orientation, deep overhangs, and external shading reduce heat gain and maximize daylight, with most workstations located within 30 feet of natural light. Low-VOC materials, high-efficiency systems, LED lighting, and low-flow fixtures support long-term performance. Bioswales, native plantings, and expanded open space address stormwater and urban heat in Arizona’s arid climate. By integrating workplace, retail, wellness, and hospitality into a cohesive, walkable campus, RSP has created a headquarters that advances the Sprouts mission while setting a new benchmark for mixed-use corporate development.

Sprouts, developer Trammell Crow and commercial broker Keyser are driving the development of the neighborhood forward. Sprouts had a clear vision of what they needed, and they trusted RSP and Wespac to execute it.
