At first glance, the 330 South 2nd Avenue Building seems to be the ideal place for business tenants. Located in the booming Gateway District in downtown Minneapolis, the building is close to the Mississippi Riverfront and has skyway, light rail and freeway access. But the multi-tenant building has seen a decline in leases. A lack of amenities and has a scattered brand identity meant they needed a way to attract new tenants. RSP saw the opportunity to anchor the brand by refreshing the public spaces to make it feel more cohesive and inviting. Phase one of this refresh is the 5,000 SF 330 Amenity Lounge.
RSP gave the interior an elegant upgrade with modern furniture, a vibrant color palette and attention to detail. Designed to be a “clubhouse” for tenants, the space includes co-working spaces, entertainment options and a bar. The room is divided by a slate-gray modern fireplace that is outlined with verdant greenery. Foosball and shuffleboard tables and a media wall encourage tenants to stay and socialize. Deep booths in striking orange sink to the wall and allow for private conversations. But the details of the lounge are what tell an elegant design story. Gray curtains, mottled carpeting, white tiles, and copper-brushed Edison bulbs make the space feel comfortable yet upscale. A blend of natural materials, textures and eye-catching colors add energy and sophistication. These details breathe new life into the space and is the first step in reestablishing the brand of the entire building. With its unique design, the 330 Amenity Lounge is an attractive way to welcome new tenants to the 330 South 2nd Avenue building.
