Bold Design Meets the Street
RSP’s design for 14 ROC redefines residential living in Downtown Miami’s Arts and Entertainment District. The 32-story tower makes a striking contribution to the skyline while creating a welcoming, pedestrian-friendly streetscape. Drawing inspiration from the neighborhood’s cultural landmarks and the planned 33-acre Underdeck Park nearby, the design team crafted a building that feels both grounded in place and forward-looking. A sculptural base nicknamed the “rock” anchors the tower to its narrow site, cleverly concealing parking and establishing a powerful visual identity that blends architectural expression with practical function.
At street level, the design creates an inviting presence through warm materials and scaled details. Above, the tower’s glass façade rises from the bold base, housing 280 units with private balconies and smart home systems. Over 25,000 SF of amenities span three levels, including a rooftop pool with sweeping views, a wellness center, coworking lounge, and even a podcast studio. By embracing the RTZ process and transit-oriented design principles, RSP has created a project that balances luxury and connectivity, helping to define the next chapter for one of Miami’s most dynamic neighborhoods.
