RSP’s design balances elegance with performance in one of Miami’s first projects delivered under Florida’s Live Local Act.
One of Miami’s first developments approved under Florida’s Live Local Act, 824 Alton Road introduces a new model for thoughtfully integrated urban living. This 31-story tower, developed by GFO Investments, an affiliate of Crescent Heights, delivers 120 residences, including 48 workforce units, alongside neighborhood-serving retail and structured parking.
At the base, the project reimagines the traditional podium through a layered, pedestrian-focused approach. The ground floor engages directly with the street, with approximately 2,900 square feet of retail and a transparent, welcoming lobby that reinforces pedestrian activity along Alton Road. This activation strengthens the public realm while anchoring the building within the daily life of the neighborhood.
A breezeblock-clad parking structure references Miami Beach’s historic architectural language while allowing natural ventilation and light to permeate the facade. Above it, a landscaped amenity deck introduces a resort-like layer to the building, featuring lush planting, open-air gathering spaces, and a seamless transition between indoor and outdoor living. A rooftop pool and private club crown the tower, offering panoramic views of the city and water beyond.
Residences range from 48 efficient workforce studios to 72 market-rate expansive one-through four-bedroom units. Each unit is designed to maximize light, views, and livability, with open layouts and direct access to the building’s signature terraces.
