Reviving a Mid-Century Icon for Modern Urban Living
At a time when cities across the country are reimagining how to reuse underutilized office space, Groove Lofts at Northstar Center offers a bold, design-forward solution. RSP partnered with Sherman Associates to transform a portion of this iconic downtown Minneapolis property from a multi-tenant office building into 223 striking apartments, 20% of which are designated affordable. This adaptive reuse project is not only a response to evolving residential demand but also a crucial step in revitalizing urban cores and addressing the housing shortage with sustainable, creative solutions.
RSP’s design reinterprets the building’s mid-century roots through a modern lens. Two distinct finish schemes nod to the era while offering timeless appeal, blending materials like walnut paneling, bold color accents, and clean lines. The 13th-floor club room channels a 1960s vibe, complete with a disco ball and adjacent outdoor patio, creating a social hub with skyline views. More than 10,000 SF of shared amenities, including a cinema lounge, coworking-friendly library, makers room, and VR arcade, support a dynamic, connected lifestyle. With interiors and FF&E curated to reflect both history and modern living, Groove Lofts is an example of adaptive reuse that can inspire cities everywhere.
